Property Management
Engineer (Bethesda, MD)
Broad Street Realty is looking for an experienced Engineer. The selected candidate will be responsible for oversight of building engineering services, supervision and maintenance of multiple commercial office properties including but not limited to office, retail, warehouse, flex and office condominium.
Specific job responsibilities include but are not limited to:
Engineering:
- Development and maintenance of personnel safety program.
- Development and maintenance of preventive maintenance programs.
- Provide additional troubleshooting input to resolve operational issues at individual properties.
- Develop and maintain an up-to-date inventory of all equipment, tools and supplies applicable to the maintenance of the portfolio.
- Review and approve maintenance and repair invoices for payment.
- Property inspections.
- Be available for after-hours emergency needs.
- Handling tenant service calls.
- HVAC adjustments/maintenance/management of energy management systems
- Oversight of tenant moves.
- Supervision of contractors including both service contractors and tenant/building construction
- Obtain bids or proposals for equipment maintenance contracts, repair work and capital projects. Review submittals with property management. Make recommendations for scope of work and contractor selection.
- Common area plumbing/electric repairs.
- Maintenance of common areas/mechanical rooms.
- Assist with emergency drills.
- Management of snow removal/clearing sidewalks.
- Property inspections including evening light checks.
- Assist property management staff as needed.
- Availability and ability to travel throughout Washington Metropolitan Area.
- Other duties as assigned.
Property Management:
- Report to assigned Property Manager and support Asset Management.
- Assessment of and recommendations for energy efficiency strategies.
- Input during due diligence work on acquisitions.
- Input on 5-year capital plan schedules.
- Review of construction documents.
- Assist property management with the preparation of budgets; particularly in the areas of building systems, repair and maintenance, capital repairs and utilities costs (to include gross-up calculations).
Technical Prerequisites:
- Strong verbal and written communication skills.
- Basic computer skills, particularly Word and Excel.
- Familiarity with local building and safety codes.
- Appropriate professional or vocation certifications to work on building systems including mechanical, HVAC, life/safety or electrical systems.
- Familiarity with green building standards.
- Ability to project a professional image by meeting BSR dress code standards.
- Ability to exercise good judgment and professional demeanor interacting with building management, tenant and vendors. Team player attitude.

Skills and Experience
- Three (3) years’ experience in commercial or institutional building with complex mechanical, electrical, HVAC and plumbing systems.
- Certification in one or more building trade; such as, HVAC, electrical, mechanical and plumbing and valid state-issued driver license.
- Knowledge of construction (Tenant build-out and base building) preferred.
- Knowledge of engineering and preventative maintenance.
- Proficiency with PC-based business software, including Microsoft products, for word processing, spreadsheets and email.
- Use third-party software for Preventative Maintenance, Corrective Maintenance and maintaining service records.
Education
- Associate-level degree (A.A) or equivalent from accredited two-year college or technical school or equivalent combination of education and experience.
Physical Requirements
While performing the responsibilities of the job, the employee is constantly moving about a property while performing needed maintenance. This position requires regular bending, standing, climbing of ladders, and ascending/descending stairs to service tenant needs. The employee frequently moves, pushes, lifts or carries objects of up to 50lbs. The employee in this position frequently communicates with multiple employees, vendors, and contractors. Must be able to exchange accurate information in these situations.
Working Conditions
The work conditions described here are representative of those an employee encounters while performing this job. The employee will be exposed to outside elements, as this position may require outdoor maintenance work, on roof tops, in vacant units etc. which may not have heat and plumbing, and much travel is required. Also snow removal and rain requirements.

Property Manager:
Supervises and coordinates the daily operations of Broad Street’s portfolio. This position shares responsibility for maintaining the physical assets and the performance of assigned properties to achieve the highest possible net operating income, without compromising the quality of the property's appearance or level of service. Monitors regulatory compliance and company policies and procedures related to property management. Ensure the timely completion of projects assigned, consistent with quality standards, and to continue the development of the organization.
Regional Property Management
- Responsible for regular and positive interaction with building tenants through regular tenant visits in accordance with the company tenant retention programs.
- Manage property’s cash flow relative to income and expenses
- Provide budgeting and management of all aspects of property projects and scheduling which include tenant construction, repair and maintenance projects, and capital enhancement projects.
- Develop annual operating and capital budgets, complete monthly financial reviews and variance reports,
- Bid, negotiate, and manage vendor contracts
- Closely monitor property accounts receivables
- Update weekly Property Management reports for assigned properties.
- Administer, interpret and enforce lease provisions.
- Manage property and engineering staff and oversee performance of building systems to ensure tenant comfort and economical operations.
- Participate and assist in the leasing process from the LOI stage through tenant occupancy including “vacant unit reports”.
- Perform property inspections.
- Review, update and implement a complete emergency plan for the buildings, as well as, for the property staff.
- Continually negotiate and challenge all service contracts for the properties.
- Review and approve all invoices.
- Identify, evaluate and implement capital and operating projects for the properties
- Conduct annual building evaluations for each building and work with the building engineers and staff to review problems and opportunities that could improve the property’s value, operation and customer service.
- Manage the property maintenance and capital improvement team and property maintenance and capital improvement budget
- Create and maintain 5 year capital improvement plans for each property
- Oversee the completion of capital improvement projects
- Oversee new and existing Tenant improvements
- Provide relevant information to accounting and asset management, including budget summary & schedule.
Skills and Experience:
- 3-5 years property management experience; 3-5 years construction management experience;
- CPM or RPA professional designation or candidacy preferred.
- Minimum of 3 years’ experience managing engineers, third-party vendors, and contractors.
- Strong knowledge of Commercial real estate and property management is required
- Strong computer skills including MS Word, Excel, PowerPoint and Outlook is required
- Experience with Yardi property maintenance software a plus

Education:
Bachelor's degree (BA/BS) from four-year college or university and/or a minimum of three years’ experience and/or training. Or equivalent combination of education and experience. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations
Physical Requirements
While performing the responsibilities of the job, the employee is constantly operating a computer and other office productivity machinery, such as a postage machine, calculator, copy machine, and computer printer. The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, and may need to lift objects up to 40lbs. The employee will be traveling to Broad Street properties and will be required to move about commercial spaces, both occupied and vacant. The employee in this position frequently communicates with multiple employees, vendors, and contractors. Must be able to exchange accurate information in these situations.
Working Conditions
The work conditions described here are representative of those an employee encounters while performing this job. The employee will be exposed to outside elements, as this position requires travel to and from various Broad Street properties. Depending on work location, the employee will also work indoors in a heated and air-conditioned office, with a mixture of natural, incandescent and fluorescent light with low to moderate noise levels.
